There is NO Smoking in any of our accommodations and all rates are for double occupancy only.

Extra people are $10 for 12 years old and under and $15 for 13 years old and above per person per night.

Reservation Policies:
 

• One night deposit is required for all reservations 6 nights or less.
• 50% deposit for all week long reservations, in housekeeping cottages and suites.
• Any reservations made online for week long stays in cottages, or suites, will have a second deposit, in addition to the automated one night deposit, taken to equal the required 50% deposit.
• Any checks used as a deposit must be received within one week of making the reservation, or the reservation will not be held.
• Personal checks will not be accepted to pay the balance on check in, however, if you wish to pay the balance with a personal check, it must be received at least two weeks prior to your arrival date.
• Major Credit Cards accepted - MasterCard®,VISA® and DISCOVER®.
• Room rates are for double occupancy. Additional charges for additional people per night basis.  There are legal limits to the amount of people to a room.  Please inquire about the limits of occupancy for your accommodation.
• The number of persons in the room is limited to the number reserved.
• There is a 2 night minimum stay requirement on weekends during prime season.  Please inquire if you have any questions.
• Check-in time, for rooms and overnight cottages, is 2:00 P.M. to 9:00 P.M.
• Check-in time for Housekeeping cottages, is 3:00 P.M. to 9:00 P.M.
• Check-out time is 11:00 A.M. sharp.
• There is absolutely no smoking of any kind allowed in any of our accommodations. It is illegal now, in the state of Maine, to smoke within 20 feet of a building. If you do smoke, in the allowed areas, you are expected to pick up your cigarette butts.
• Small pets are allowed in some of our accommodations. They are an additional $15. per night per pet, 2 being the maximum number of pets, no matter the size. You MUST have permission from the hotel for the pet, meaning you must get permission BEFORE you get here. There are a limited amount of pet friendly rooms, so if you are traveling with your pet please make a reservation, we would hate for you to be disappointed.
• No refunds for early departures or bad weather.

Cancellation Policies:
 

• For Housekeeping Cottages 
• If canceling reservations more than 30 days prior to the date reserved, you will receive your deposit back, less a $100 cancellation fee per week and per cottage.
• $100 cancellation fee per unit
• If canceling within 30 days of date reserved, your deposit will not be returned to you under any circumstances. 
• For Rooms and Overnight Cottages 
• If canceling reservations more than 7 days prior to the date reserved, you will receive your deposit back, less a $25 cancellation fee. If canceling reservations within 7 days of the date reserved, your deposit will not be returned to you under any circumstances.

• On-site parking is limited to one vehicle per unit. Please contact the motel office before bringing an extra vehicle.
• No Trailers, RV's, boats, or anything that does not fit into your single standard parking space.
• For an additional $10 fee per vehicle, per night, we may be able to accommodate a second vehicle, depending on the time of season.
• No extra vehicles in July or August
• No extra vehicles without prior permission
